Winter-proof your home
As the winter months approach, it’s a good time to do some annual maintenance on your home. Getting ready for colder weather conditions means checking, repairing, and preparing your home to withstand the upcoming rain, wind, and snow.
Check the roof
Cracked or missing tiles can let rain in. This can cause damp and even rot. If damage is caused by ingress of water this way, it’s unlikely your buildings insurance policy would pay a claim as it’s considered ‘wear and tear’ rather than a sudden and unforeseen event.
If you can’t see the roof from the ground, or don’t want to climb a ladder, you might prefer to arrange for a professional to inspect the roof for you.
Check windows and doors
If your doors and windows are in a poor condition they can let cold air and rain water in. Consider up-grading them or using rubber weather sealing or insulation film. It’s best to consult an expert.
Clear gutters and drains
Leaves and other debris clog gutters and drains, which can lead to water damage. Take particular care that the gulleys are clear as overflowing gutters can drench walls and cause damage. Also insulate external drain pipes (particularly those for central heating) with waterproof tape or similar material.
Inspect your pipes
Check that your property’s downpipes aren’t cracked or split, and remove any vegetation that’s grown around the pipes as it may cause damage.
Bleed the radiators
If your radiators are colder at the top than the bottom? If so, they probably need bleeding to release the trapped air. This will increase the efficiency of your heating.
Service the boiler
Consider booking an annual service at this time of the year, as you probably don’t want a breakdown when temperatures drop. to be carried out by a Gas Safe registered engineer.
Sweep the chimney
Don’t underestimate the risks of chimney fires which are common around this time of year and can be costly and very dangerous. You should consider employing a professional to sweep the chimney before you light the first fire of the year. It may also be a condition of your home insurance that this is done.
